How we build it

We start with your actual portfolio size and lead volume, since routing logic that works for ten units looks very different from what a hundred-plus unit portfolio needs, and we build the routing rules around your real team structure rather than a generic round-robin default. Maintenance tracking is built around the communication channels your tenants or guests already use, a portal nobody checks is worse than no portal, so we integrate with WhatsApp, LINE or whichever channel fits your market instead of assuming everyone will adopt a new app. We draw directly on building lead-routing logic for a real estate CRM already live in the Bali market, and on shipping a real estate site live in five languages, both of which taught us concretely where property-related lead and communication flows actually break in practice, not just in a planning document. We test the lead-routing rules against your actual team structure and past lead volume, since a routing rule that seems sensible in the abstract can create an uneven workload or miss a lead entirely if it does not account for how your agents or managers are actually organized. Weekly builds let your team try the tenant portal and maintenance tracking throughout development, not just at a single final review. We also pressure-test the maintenance workflow against a genuinely overdue request, confirming that an item does not quietly disappear from view just because nobody closed it on schedule.
